Concrete slab moisture is a significant factor to consider when selecting a floor coating or covering. Some coating systems are not tolerant of high moisture in the concrete. Similarly, many adhesives used for carpets, laminates and tile used today are not as tolerant of high moisture content in the concrete slab as their predecessors a decade ago. Stains and dyes used with polished concrete are also affected by high moisture content. Accordingly, specifiers must consider moisture content when designing a floor coating or covering. The moisture content of the slab will influence selection of materials used.

Kevin J. Brown is Technical Director for the Commercial Services Group for KTA-Tator Inc., where he develops and implements maintenance programs for commercial clients with architectural/commercial problems related to paint failures. He holds a Certified XL Tribometrist certification, NACE Level 2 coating inspector certification and Registered Roof Observer certification. Brown has a bachelor of science degree and a master of business administration degree from Gardner-Webb University, in Boiling Springs, North Carolina. He also has attended several seminars at World of Concrete, SSPC and PACE on floor restoration and coating systems. Brown has more than 15 years of experience in the field of retail facility management, overseeing building maintenance and preventative maintenance programs for more than 1,700 stores including store repaints, floor coating replacement and long-range budget planning.
