Contractors Needed for TX Sanctuary Repairs

The City of McAllen, Texas, is soliciting contractors for wall repairs at the Quinta Mazatlan, a wildlife sanctuary specializing in birds and environmental education.

Quinta Mazatlan was built in 1935 as a Spanish Revival Style mansion to serve as a private residence. The mansion had two owners over a 60-year period and faced demolition in the 1990s before it was purchased by the city. In 2006, the building was officially rebooted as a center for education based around the natural wildlife and resources in the area.

Since then, the facility has expanded its acreage and built a new discovery center, which is LEED Certified.

Bids are due for this project by Nov. 27.

Scope of Work 

The awarded contractor is responsible for various existing walls consisting of Adobe block, joined with mortar. The project will require removal of existing coating materials, patching of current voids in the mortar, providing positive drainage at specified locations and recoating exterior concrete surfaces.

Prior to coating, the contractor is to remove exterior mildew by washing with a solution of one part liquid household bleach and three parts warm water. From there, the solution will be applied and the mildewed area scrubbed. The contractor is to leave the solution to remain on the surface for 10 minutes, and then rinse thoroughly with clean water and allow the surface to dry.

When coating the concrete surfaces, the contractor is first to clean by methods of Concrete Cleaning (SSPC-SP 13 or NACE No. 6) or pressure washing. Once these surfaces have been properly cleaned and prepared, the contractor may apply one coat of a concrete masonry and primer sealer, followed by one coat of a concrete masonry latex system.

The owner-approved brand is Sherwin-Williams or an equivalent.
