Project: Commercial Bakery Renovation

The owners of a 700-square-foot commercial bakery facility in Washington, Pennsylvania, consulted with Covestro and Seman Contracting during a renovation project last spring. The vinyl sheet flooring that existed needed to be replaced with a coating material that was attractive, seamless and durable.

The team also had under three days to get the job done from start to finish.

The owners of a 700-square-foot commercial bakery facility in Washington, Pennsylvania, consulted with Covestro and Seman Contracting during a renovation project last spring. The vinyl sheet flooring that existed needed to be replaced with a coating material that was attractive, seamless and durable.

The original concrete floor was placed 40 years ago, and after the vinyl- and adhesive-removal crews found some cracking and spalling in the concrete, the entire surface was cleaned, ground and profiled, and the cracks were chased and filled with a fast-curing epoxy mortar. This had to be done quickly so crews could get to the coating application process.

The coating chosen needed to give the owner a fast return-to-service; it needed to resist the abrasion from wheeled bakery carts, disinfecting chemicals and foot traffic; and it needed to have non-slip attributes.

After some consideration, they landed on a polyaspartic floor coating system, consisting of Covestro’s Desmophen and Desmodur polyurethane technology.

A two-component, epoxy-based vapor mitigation coating was applied first at 15-20 mils, then a pigmented two-component polyaspartic basecoat and a full broadcast of a four-color chip blend. Finally, two coats of clear polyaspartic topcoat were applied.

The result was a visually appealing, easy-to-clean surface that could withstand the traffic of a commercial bakery.
