Chesterfield County, VA, is looking for contractors to perform exterior painting and repairs to Castlewood, a historic Virginia plantation home with a rare architectural design.

Bids are due Aug. 21.

Old Paint, Old Problems

The home was built in 1817, but the first of the eight existing layers of paint dates to about the 1930s, according to Elizabeth Milnarik and Davis Buckley of Davis Buckley Architects. The most recent coating was applied several years ago.

Castlewood, built in 1817, now houses the local historical society.

Peeling paint has been a recurring problem on the home, the architects said. Microscopic analysis revealed that the issue lay between layers two and three, when the switch from water-based paints to an oil-based paint was made, which resulted in a problem with adhesion, they said.

Scope of Work

To correct the adhesion issue, all eight coats of paint will be stripped from exterior surfaces using a biodegradable chemical remover. Existing coatings contain lead; containment will be required, according to the bid documents.

Peeling paint has been a recurring problem. Microscopic analysis (right) traced the origin of the problem to adhesion between layers 2 and 3. All eight layers of coatings will be removed before repainting.

Wooden surfaces will then receive one coat of an oil-based primer followed by two coats of latex enamel. Unprimed metal surfaces will receive one coat of latex primer and two coats of latex enamel.

The new color scheme will match the home's original colors: cream on the main body of the house, and bright green with a slightly off-white hue on the shutters.

Additional repairs include replacing windows, as well as mill, masonry and repointing work.

About the Site

Castlewood is the only architectural design of its kind in Virginia, a Palladian-style dwelling made up of a five-part building plan, according to www.chesterfieldtourism.com.

The earliest of the current coatings dates to about the 1930s, when this photo of Castlewood was taken. The home will be restored to its authentic colors.

The site currently houses the Chesterfield Historical Society.

Parke Poindexter, a clerk in the Chesterfield County Court between 1812 and 1847, was responsible for building the home in 1817.

Reported by Paint BidTracker, a construction reporting service devoted to identifying contracting opportunities for the coatings community.
