The use of elastomeric coatings, especially silicon enhanced material, quite often creates an issue of developing mildew, because of the benefits the material offers. This is evident when Dow All Guard is used with stucco or EIFS.

In a Maryland Chesapeake Bay area, would mildew be a problem? After how may years?. Algae on northern exposures of home is common here.

We've seen various high performance elastomeric acrylics, silicone enhanced elastomeric acrylics & Dow Corning® AllGuard used over the past 15 years. As with any product, each has pros & cons for typical applications. It should be noted that in order for mold to grow, it requires an organic food source, the presence of moisture & heat. By nature, AllGuard is a 100% silicone which is an inorganic product & therefore could never act as a food source for mold. Dow Corning had performed testing to demonstrate this. However, elastomerics in general are a softer coating which allows for dirt pick-up. This organic dirt pick up can act as a food source if the coatings aren't properly cleaned during routine Bldg maintenance. It should also be noted that since acrylic elastomerics are organic, they continually break down in the presence of UV. This occurs at approx 1 - 2 mils per year depending on the UV exposure. In turn, rain washes off this top layer which can act as a cleaning process thus giving the aesthetic affect of a cleaner coating. However, it should be noted that this slow degradation causes the coating to lose its physical performance characteristics over time. Eventually, the coating will no longer performed as advertised.
