Dallas Getting New 'Smart District,' Tall Tower

A corner of Dallas is now destined to be the home of not only a new “smart district,” but also the city’s next tallest tower.

Local developer Hoque Global teamed up with building firm KDC and architecture firm Pelli Clark Pelli to design the 20-acre skyscraper campus that will be bookended by the city’s farmer’s market on one end and its convention center on the other.

The Dallas Morning News reports that this is the largest development ever proposed for the city’s downtown.

Local developer Hoque Global teamed up with building firm KDC and architecture firm Pelli Clark Pelli to design the 20-acre skyscraper campus that will be bookended by the city’s farmer’s market on one end and its convention center on the other.

"We've been working on this for almost a year now,” said KDC chief executive Steve Van Amburgh. "There are a lot of big companies that are circling Dallas-Fort Worth. Dallas needs to have a site that is large enough to accommodate a large employer."

That large employer could be Seattle-based Amazon, which just held an open-bid period for cities on the location for its second headquarters. A day before that deadline, the plans for the Smart District were revealed, Dallas threw its hat in the ring.

The district would include 600,000 to 1 million square feet of office space and include a grocery store, food hall, boutique hotel and green space. Designs show a handful of high-rise buildings connected by greens pace and walkways.

"The Dallas Smart District represents a special and unique opportunity for Dallas and greater Texas," said architect Gregg Jones.

"It is rare for a first-tier American metropolitan area to have this amount of contiguous developable land and building rights, all located in the heart of the city adjacent from the City Hall and convention center."

The pinnacle tower is slated to be 78 floors high, about 200 feet higher than Bank of America Plaza, which is the city’s current tallest building. A timeline for the project has not been released.
