Downtown Seattle to Get Residential Tower

A new residential tower will be gracing downtown Seattle’s skyline. Known as Nexus, the 41-story, 440-foot-tall tower has been designed by local firm Weber Thompson, and is planned for the northern edge of downtown Seattle.

Nexus will take root where a parking lot now stands. Given that Seattle is experiencing a shortage of for-sale housing, the structure’s future offerings have already proven to be popular. Currently, there are no other residential towers under construction in Seattle’s downtown.

Design

According to Weber Thompson, the tower design is based on a concept of stacked and rotated boxes. What this translates to is that each box “twists” away from its closest counterpart by 4 degrees, which results in 8 degrees of separation. The tower has a sense of implied motion, which will be reaffirmed as passersby circle around it.

Rooftop gardens will be installed in the space left over by the block separations, which provides fragmentation of the overall mass of the structure.

Weber Thompson placed the two-story townhouse floor plan into the “sculpted erosions” portions of the building. This diversifies options while also providing private balconies and transparent living rooms.

Future home to 367 units, the tower will have two- to four-bedroom floor plans, as well as 3,200 square feet of retail space. Current options include large sky terrace residences, two-story townhouses known as sky-lofts and penthouse options that will be on the same levels as those with the gardens. This provides a greater number of options for interested parties, rather than a single penthouse at the top of the tower. The penthouses will be more than 3,000 square feet, with ceilings higher than 10 feet, and are currently priced from $1.6 million to more than $5 million.

Nexus Tower and Additional Amenities

The tower itself is part of the Sky Series range of homes. Weber Thompson was commissioned by Vancouver-based Burrard Group to design the tower.

“These homes are inherently limited and are unlike any other,” Michael Cannon, sales director of NEXUS with RSIR, told GeekWire.

He went on to note that Nexus is Seattle’s “newest vertical village in the making.”

The tower is slated for completion in mid-2019, and has already sold 80 percent of offerings 30 months before occupancy.
