Texas Building Achieves LEED Designation

The Tarrant County Precinct 1 Administration Building in Fort Worth, Texas, which underwent a $5 million refurbishment that concluded in November 2016, received special recognition from the U.S. Green Building Council.

The Tarrant County Precinct 1 Administration Building in Fort Worth, Texas, achieved the LEED Silver Designation from the U.S. Building Council.

On Thursday (April 20), the building was awarded the LEED Silver designation. To achieve the honor, a building must:

  • Comply with environmental laws
  • Be a complete, permanent building
  • Use a reasonable site boundary
  • Comply with minimum floor area requirements
  • Comply with minimum occupancy requirements
  • Commit to sharing whole-building energy and water usage data
  • Comply with a minimum building area to site area ratio

Design Firm

KAI Texas, an architectural firm also based in Fort Worth, provided MEP engineering design (mechanical, electrical and plumbing); project management for the new administration building; and renovation/expansion of the county’s road crew shops.

Among the features that helped the building achieve the LEED rating are xeriscaping, which is landscaping that requires little or no irrigation; and rainwater harvesting and passive solar design. The structure has windows, walls, floors, roofs and exterior building elements and landscaping that distribute solar heat in the winter and reflect solar heat in the summer.

"The design concept for the new facility was based on Texas Hill Country aesthetic, with the new administration building serving as the ranch house," says KAI Texas President and COO Darren James.  

The decision to revamp the Precinct 1 Administration Building and its maintenance facility was made after it was determined the structure did not comply with current workplace safety rules. Precinct representatives originally planned to improve and modernize the existing facilities, but foundation issues at the site led them to completely rebuild it.

KAI has spearheaded the construction of other sustainable buildings. Other LEED-registered projects in the firm’s portfolio include: the Highland Hills Library in Dallas; the Harrison Education Center for St. Louis Community College; and the Southeast Community Center in Kansas City, Missouri.
