How many times can a commercial building be repainted before problems with moisture occur?

A free Durability + Design webinar scheduled for 11 a.m. to noon, Wednesday, March 15, may help clarify this conundrum.

As the webinar description explains, commercial building walls are commonly constructed of masonry and concrete (e.g., concrete masonry units, cast-in-place and pre-cast).

The underlying moisture-sensitive coating layers begin to wrinkle and disbond as the lower permeable film causes moisture retention within the substrate, exposing the sensitive coating to lengthy periods of exposure to moisture. This D+D In Depth article discusses the same topic.

As additional coats of paint are applied to the exterior of these buildings, the permeance (breathability) of the film decreases.

As a result, in some climates, moisture becomes trapped within the wall assembly, wetting any in-fill insulation that is present, creating conditions that are conducive to the growth of mold, and eventually causing blistering and detachment of the film.

To determine the number of times a building can be repainted before the reduction in permeance may cause problems, this webinar will discuss the results of thermo-dynamic modelling of four identical buildings in four parts of the country.

The locations are Miami; Providence, Rhode Island; Colorado Springs, Colorado; and Seattle.

Objectives, Presenters

Among other objectives, the webinar will help participants to determine the relationship between the permeance of the coating and water content within the wall assembly and recognize the value of thermal-dynamic modelling (using WUFI-ORNL/IBP software in this case) when specifying coatings for use on building walls.

The presenters for this webinar are Kenneth A Trimber, president of Pittsburgh-based KTA-Tator Inc., and Kevin J. Brown, technical director for the commercial services group at KTA-Tator Inc. Together, the presenters have 55 years of experience in the coatings field.
