Burt, Your article is well-written and educational for painters. They can, unfortunately be brought in to litigation if the owners/lawyers are looking for a party with money or insurance. One bit of information I would add to your article is that nearly all of the moisture damage found in barrier system failure is caused by the lack of flashing that should have been installed by the builder, window installer, roofer, or sheet metal people. Caulking is often missing or has failed, but these deficiencies cause little damage compared to leaking window units, missing or deficient roof/wall juncture flashing (kickouts), and no/defective deck flashing. Having been in the EIFS industry since 1984, painted about 12,000,000 sq. ft., and a moisture consultant for 17 years (including QC Administrator during the Dryvit vs. Posey settlement), I appreciate your information to those involved in the industry. I might also suggest that painters use a high quality acrylic paint (one approved by the EIFS manufacturer), not the typical contractor-grade coatings. And be aware that regular paint will not properly adhere to some of the silicone and elastomeric finishes and coatings sometimes used on EIFS-clad buildings.
